Quiet 2 Bed 1.5 Bath House In Walkable Neighborhood
A quiet, lovingly maintained older home in an amazing neighborhood just 4 miles from campus. It's been lived in and cared for by me, the owner for the last twelve years and im sad to leave but hoping to find the right renter(s) who will enjoy this... warm, cozy, and somewhat quirky home.
The house has 2 bedrooms and 1.5 baths and the price includes trash and recycling service, HVAC filters, and no additional cost for up to two animals. Speaking of animals, the backyard is now entirely fenced in and the downstairs hardwood floors will be completely refurbished with an animal and child friendly finish prior to the tenant moving in.
The house is just about 1,300 square feet with a conditioned office space over the garage. The photo of the office space is very cluttered since it's where I'm storing all my boxes and furniture for the move. The two primary bedrooms are upstairs but there is a room downstairs with a closet. The kitchen has a gas range and a rustic island which is a killer combo if you like to bake, as I do.
The back deck is awesome for cookouts and hosting and especially with the bistro lights on. There is a garden shed and other amenities which make this house perfect if you are into gardening, hiking, kayaking, or cycling. Some recent hardscaping was completed to complement the dual level deck and some drainage work has been done to help limit mosquitos and yard work. Speaking of the outdoors, I'd likely come by (scheduled of course) to do some winterization, pruning, gutters, weeding, etc. a few times each year but will ask the renters to assist with some basic yard work and I'll store some basic tools in the garden shed to enable that. Just off the back deck is a screened in porch which just received a new ceiling and a fan and is wired for outdoor speakers now too.
The full bath is small and a bit dated but the shower and tub was just completely regrouted and caulked. Additionally, the majority of the outlets and switches have been serviced and upgraded, new faucets in all sinks, and the HVAC system is just a few years old and its top of the line. My hope in doing all that work ahead of time was to ensure everything was safe and lessen th chance of anything breaking. Glo Fiber was just installed and it's half the cost of Cox. I am happy to share the historic utilities costs if you are interested in getting a complete picture of the expenses here.
The fireplace is serviced annually (on my dime) and burns very well. It makes this house feel like a home. An arborist was just out and all trees are healthy and all trimming has been completed so there should be no surprises during storms. There is a garage for an actual car, or home gym, studio, shop etc. but is not conditioned. The garage is where the washer and dryer hookups are located too. The house is unfurnished. The neighborhood is incredible. It is full of friendly people, younger couples, kiddos, and you can walk to restaurants, to get groceries, and to the park all without hearing all the noise from the road either. There is a clause in the contract which stipulates you must do TRICK or treat. I'll explain that in more detail...
I do want any tenant to know how much I love this place and that it's my intention to eventually make it back to Williamsburg so ill be vested in having quality repairs, replacements, etc. - as needed. I have a cadre of tradespeople who know the house very well. If something breaks I'll ask the tenant to share the issue with me, to have them call one of my preferred contractors to schedule the work, and be in attendance for that but forward me the bill.
The contract is preferred for a 12 month period but I am willing to be flexible for the right person, couple, or small family. I will ask to see proof of employment/income and a copy of renters insurance. I hope this helps paint a picture of my lovely home and what life will be like here!
